No damage or destruc- tion to buildings, structures, improvements or furniture, furnish- ings, fixtures, machinery or equipment now or hereafter located upon the demised premises by fire, windstorm or any other casualty, shall entitle the Lessee to surrender possession or to terminate this lease or to violate any of its provisions or to cause any rebate, abatement or adjustment in the rent then due or thereafter becoming due under the terms hereof; and if this lease be ca ncelled ` and terminated by reason of the Lessee's default at any time while , there remains outstanding any obligation from any insurance com- ~ ~ E pany to pay for the damage or any part thereof then the claim agaist t ~ ~ the insurance company shall upon the cancellation and termination ~ ~ of this lease be deemed immediately to become the absolute and ~ ~ - ~ unconditional property of the Lessor. ~ 29. REDELIVERY OF P REMISES. At the termination of this ~ ' ~ lease by lapse of time or otherwise the Lessee will peaceably and ~ uietl deliver q y possession of the premises and all improvements ~ ~i ~ situated thereon including all personal property therein and ~ ~ thereon to the Lessor in good state and conditioa, and all build- ~ ings, improvements and personal property then situated upon the ~ ~ premises shall become and remain the property of the Lessor and ~ ~ no compensation shall be allowed or paid by the Lessee to the ' ~ Lessor therefor. : ~ ~ ~ ~ 30. INTEREST.
