running with the lands described in the Declaration of Condominium f
of WINDMILL VILLAGT BY THE SEA CONDOMINIUM NO. 1 and the same
shall attach to and be binding upon the Lessor, its heirs,
personal representatives and assign~, and the Lessee, its
successors and assigns, its present and future members and pre-
sent and future owners of condominium units in the Condominium
and their heirs, personal representatives, successors and assigns. ~

47. DETsD RESTRICTIONS. Owner herein is the owner of ~

all the lots in Wiadmill Village By The Sea Unit 1~vo according ~
~i to the plat hereof recorded ia Plat Book 16, Page 31, St. Lucie

~ County, Florida, public records.

~ As each lot is sold deed restrictions as shown as
g Exhibit A, attached hereto and made a part hereof, will be made ~

~ a part of the deed. Lessee herein will be the "Homeowners !

~ Association" for all duplex owners on said land. Lessee shall

~ enforce all deed restrictions necessary for its full performance

' under this lease. This provision, however, shall not be construed

~ to waive any of Lessee's obligations herein because of the failure

~ of any of its members to pay assessments or to abide by any other
- of the restrictons.
" Lessor specifically reserves the right to enforce any

K~ deed restriction, or assessment made by the Lessee herein against 3

~ its members, or enforce any lien for rent under said deed restric- .

tion when no assessment has been made by the Lessee herein, or take
