~ TOGETHER with all strudures and improvements now and hereafter on said land and the fixtures attached
thereto and alf rents, issues, proceeds, and profits accruing and to accrue from said premises all of which are included ~
= with~n the foregoing deuription and the habendum hereof. Also all gas, steam, electric, water and other heating,
cooking, refrigerating, (ighting, piumbing, .ventilating, irrigating, and power systems, machines, applianoea, fixtures ~

may be detached or detachable.
IT IS MUTUALIY COVENANTEO AN~J AGREED by and between the parties hereto that upon request of the Mort- j
gagor, the Mortgagee may hereafter, at its option, at anytime within twenty (20) years from the date hereof and be-
~ fore futl payment of this mortgage and notes sewred hereby,'make further advances to the Mortgagor and any such

_ further advances, wi~h interest, shalt be secured by this mortgage and shall be evidenced by an additional note then
unpaid, ancf~he total amount of indebtedness that may be secured by this mortgage may decrease or increase from time
to time, but the total unpaid balance so secured at any one time shall not exceed ~he maximum principal sum of
