From the SE corner of the S 1/2 of the NE 1/4 of the NE 1/4 of
Section 16, Township 35 South, Range 40 East, run West 396 feet to
a point; thence continue West (approximately 272.7 feet) to a point
which is 667.7 feet East of the SW corner of said S 1/2 of the NE 1/4
of NE 1/4 of Section 16, Township 35 South, Range 40 East, (the same
being the SE corner of the tract conveyed to J. N. Crozier by deed
dated September Sth, 1913 and recorded in Deed Book 25, at page 556,
of the public records of St. Lucie County, Florida); thence turn and
run North 175 feet to point of beginning (said point of beginning
being the SW corner of the property Paul E. Joiner and Flora M. Joiner,
his wife, conveyed to Ruhl W. Koblegard, Jr. and Hazel K. Koblegard,
his wife, by deed dated February 26th, 1957 and recorded in Deed Book
225, at page 18 of the public records of St. Lucie County, Florida);
from said point of beginning run North 105 feet to a point; thence
turn and run East 165.3 feet more or less to a point on the West line
of property conveyed by Ruhl W. Koblegard, Jr., and Hazel K. Koblegard,
his wife, to Sheffield T. Abood and Anne Abood, his wife, dated
January 8th, 1958 and recorded under Register #~63308 of the public
records of St. Lucie County, Florida; thence turn and run South along
said "Abood line" 105 feet more or less to the South line of
"Koblegard property"; thence turn and run West 163.7 feet more or less
to the point of beginning.
EXCEPTING THEREFROM the West 25 feet thereof for right of way of
South 12th Street.
