This agreement, made this ~o Z"~ day of February, 1973,
between CIAUDE H. COMBS and LOUTSE L. COMBS, his wife, herein-
after called "FIRST PARTIES" and JOHN J. ANDERSON and JEAN M.
ANDERSON, his wife, 1604 Linwood Avenue, Fort Pierce, Florida,
hereinafter called "SSCOND PARTIES",
W I T N E S S E T H:
That if Second Parties shall first make the payments and ~
perform the covenants hereinafter mentioned on their part to be :
made and performed, First Parties hereby covenant and agree to
convey and assure to Second Parties, their heirs, executors,
administrators, or assigns, in fee simple, free from all encum-
brances, by a good and sufficient warranty deed, the follawing ~
described property situate in St. Lucie County, Florida:
Lots 15 and 16 and the East 40 feet of Lot 17, in Block
9, MARAVILLA PLAZA, a Subdivision according to the
plat thereof recorded in Plat Book 5, page 16, Public
Records of St. Lucie County, Florida.
Second Parties hereby covenant and agree to pay First Parties the
sum of TWLNTY-FOUR THOUSAND FIVE HUNDRED ($24, 500.00) DOLLARS ~

with interest at the rate of 9% per annum as follows:
; $2,500.00 on or before the signing of this agree-
ment, receipt whereof is hereby acknowledged;

~ - $160.25 per month beginning the 1st day of March,
r 1973, and $160.25 on the Zst day of each month
' thereafter until the whole be fully paid;

Each installment shall first be applied on the pay-
j ment of interest, taxes and insurance and then on

the unpaid balance of the principal sum. The
s lL; monthly installments will remain at $160.25 per
t " month unless taxes or insurance cause the payments
to fluctuate upward or downward from their present
level, and both parties hereto agree that if such
fluctuation occurs, the monthly payments wi1Z be
~ adjusted accordingly. Furthermore, if payments are

1 not received by the 7th of the month when due, a
