THE MORTGAGOR COVENANTS AND AGREES THAT:
(1) in the event that the mortgagor herein does not make the monthly paymenis catled for in the first and
second mortgages now encumbering this property to the owner $ of the said first and setond mort
gages, then the MORTGAGEE herein at hiS option can make the said first and second mortgage
payments and any subsequent ones which are not paid by the MORTGAGOR, adding said payments actu-
ally made by the MORTGAGEE herein, to the balance due under this mortgage.

(2) In the event ihat the MORTGAGOR herein does not make the monthly paymenis due on the first and
~ second mongages noiv encumbering this properiy, then at the option of the MORTGAGEE herein, the

' entire baiance due hereunder can be declared due and payable in full on demand by the MORTGAGEE
