use of property which shall be set apart by the Grantor and be
maintained by the Property Owners Association when formed or a
corporate or non-corporate organization. Grantee will pay $11.
for each lot to Grantor, his nominees or assigns, on February 1,
of each year, said sum to be used for general maintenance.
14. The Grantor reserves to himself the roads and ways
shown on the Plat referred to herein and reserves the right at
any time to dedicate all roads or ways shown on Plat to public
use or to convey same to the State, County or City or any agency
thereof.
15. For the breach of any of the above restrictions, the
Grantor shall be entitled to apply for relief by injunction in
addition to any other remedy and failure of the Grantor to enforce
a restriction herein shall not be deemed a waiver of a right to
do so thereafter as to the same, a prior, or subsequent breach,
and Granto~ shall not be held liable for said failure to enforce
' any restriction herein.
16. All of the covenants and restrictions shall remain in
force until January 1, 1968, and shall be automatically renewed
for each 5 year period thereafter unless owners of at least
two-thirds of the lots in the development shall, at least six
months prior to any such renewal date, agree in writing to a
change in or an abrogation of any of the above covenants, and
records such writing so amending the aforesaid covenants.
