I, we, or each of us, whether principal, security, guarantor, endorser or other party hereto, sgree to
be jointly and severaiiy bound. I or we, each further w•aive demand. proLest and notice of demand, protest and
nonpayment.
~i~RTGAGOR FURTHER AGREES:
1. To make atl pavments required by that note and this mortgage promptly when due.
2. To pay all taxes, assessments, liens and encumbrances on that property promptly when due. If
they sre not promptly paid. the l~iortgagee may pay them without waiving the option to foreclose. and such
payments, with interest thereon from the date of payment at the same rate as specified .in that note. shall
also be secured by this mortgage.
3. To commit, permit, or suffer no wuste, impairment or deterioration of the mortgaged property.
4. To pay all e~pen5es reasonably incurred by the Mortgagee because of failure of the 1liortgagor
to comply with the agreements in that note or this mortgage, including reasonabte attorneys' fees. The cost
thereof, with interest thereon fmm the day of payment at the same rate as specified in that note, shall also
be secured by this mortgage_
5. If any payment providecl for in that note i~ not paid within 30 days after it becomes due, or if any
, agreement in this mortgage other than the agreement to make the pa3 ments is breached. the entire unpaid
principal balance of tha± note shall immediateiy become due at the option of the Mortgagee, and the Mort-
gagee may foreclose this mortgage in the manner pro~ided b~ law~ and~ ha~e the mortgaged property sold~ to
satisfy or apply on the indebtedness heret,~~ secured. -
6. The re~its and profits of the mortgaged property are also hereby mortgaged, and if proceedings
i to foreclose this mortgage shall Le instituted, the cour± having jurisdiction thereof may appoint a receiver of
' the mortgaged propertS and appiy those rents and profits to the inaebtedness hereb3• secured, regardless of
~ the solvency of the biortgagor or the adec~uacy of the security.
