easement reserved by party of the first part
over and across the easterly 30 feet and the
southerly 30 feet of said parcel.
It is the intention of the parties hereto and this conveyance is upon
the condition, accepted by the party of the second part, that this land shall
be permanently preserved in its natural condition by the party of the second ?
part. By this provision it is intended by the parties hereto that the party of

the second part shall not otherwise utilize the land described herein, at any
time, presently or in the future, or convey this land to any person, persons,
corporation, governmental unit or other entity other than the upland riparian
owner. ~
