In the event that the ~reau of Labor Statistics slzall
cliange the base period used in computing the Index, adjustments
shall be made to reflect ttie intent of the parties as aforesa~d.
If for any xeason, the aforesaid publication sliall be discontinued,
then another appropi•iate financial index published by a federal
governmental agency of a financia2 institution shall be used.
Iti such ev~nt, if ttle p~rties cannot mut~.~~,lly a~ree u~on the
financial index to be used, the same s1~a11 be determined Uy
arbitratio~i in Ne~v York, New York in accordance with the then
applicable rules of the American Arbitration Associ~ation, the
pazties hereby agrceing to be bouc~d by the detcrmination of such
arbitration and to s~~are the cost of such arbitration.

PAY11iENT OF` REtiT:
All payments of rent sh:~ll be made and paid by the 1.essee
unto the Lessor wi~hout notice or demand; and said payments shalz
be made and paid unto the Lessor at such place in the United
States of America as the Lessor may ~rom time to time designate
in writins; and for the present the Lessor designates 245 Park -
