For the pu rpose of determining payments c~e from Lessee to Lessor in accord~ nce with ~tie provisions of thi_s Article VII: (i) the rea2 estate taxes for any tax year shall be deemed to be tl~e real estate taYes assessed for said year until such time as an abatement, refund ar reb~~- shall be made thereof; nnd (ii) if any abatemen~, refund ox rebate ~ shall be ma.de for any tax year, an appropria~:e adjust~nent shall be made in the amount payab2e from or paid by Lessee to Lessor on accovnt of real estate taxes. The expression "real estate taxes" shall include betterments assessments, taxes upon gross rents and other taxes and charges which upon assessment or ~ failure of payment become a lien u pon the real estate with respect ~ ~ to which they are assessed. If real estate taxes shall be E i payable in installments or if roore than one taxing authority ~ shall exist, appropriate modification shall be made in the foregoing language to carry out the intent af Lessor and Lessee. VIII. ~ € COMbiON AREAS: ~ Upon the lease plai~ that is part of ~cliibit A is designated "Area 'B"'. The balance of the pi•operty outlined in red on the i lease plan is herein referred to as the "Shopping Cer~ter."
