IX.
CONSTRUCTION; ~
Lessee shall construct a bar, Iounge and pac~:age store and
parking areas upon the demised premises in accordance witl~ plans
and specifications anproved by Lessor. Said plans and specifi-
cations will provide for the construction of a Uuilding similar
to the State Liquor stores and Big Daddy Lounges preseniiy neing
operated by Lessee in Broward and Dade Counties, Florida, and for
parking areas that will meet the parking areas of tlie Shopping
Center at grade and create with said parking areas a homogeneous
parking area. Nothwittistanding anything contained above, said
plans and specifications and/or construction shall not violate -
the following provisions;
1. Lessee's building shall not cover more than 4300 square
j feet of ground area of the demised premises and shall be one-
k story in height and shall not be higher than twenty-two (22) feet
I above the grou nd.
2. No sign on Lessee's building or improvements may be

higher than Lessee's building. -

: 3. N~ free standing sign may be erected on tiie demised
