XI.
UTILITIES AND REPAIRS:
(A) Lessee agrees to ~ay 311 charges for heat, air
conditioning, watert bas, electricity ~nd other u til.ities used r
by the demised premises. If a charge s1iall be made from time
to time by the public authority havin~ jurisdiction for the
use of the sanitary sewer system, Lessee sliall pay the share
thereof. properly apportionabl~ ~o the demised pre~nises. Lessee
~grees it ~rill at all times keep sufficir.nt heat in the demised ~
premises to p~•event the pipes therein from freezin~;.
(B) Lessor sha1l not be obZigated to make any repairs
