(D) ~ccept 1s provided othe:wise in the plans ~nd specifi-
cations referred to in Article X no sign may be insta~lled or
maintained by I.essee upon the extcrior of the demised premises
withaut the ~~rioi• written consent of Lessor. Lessee agrees tll3t
except as expressly provided otherwise in Article IX neither it ~
nor t~.nyone claiming under it will make any structui•al installations,
~ alterations, additions or improvements to or u pon tlie demised premises,
except only tl~e installation of fiatures necessary for the
con~ct of its business vvithout tl~e prior written approval of
Lessor. All installations, alterations, additions and improve-
ments made to or upon tlie demised premises whether m~de by
Lessor or Lessee or any other person (except only signs and
movable trade fixtures installed in the demised premises prior
to or du ring thc term of this lease at the cost of Lessee or
any person claiming under Lessee), shall be deemed pzrt of tiie
demised premise~ and u pon the expiration or other termination
of the term of this lease shall be surrendered with the demised

~ premises as a part thereof without distu rbance, molestation or
' injury. Said signs and movable trade fixtures, shall not be
~ deemed part of the demised premises and may be removed.by Lessee
~ at any time or times c~uring the term of this lease or upon the
~
~ termination of the term of this lease, but if, Lessee shall then
~
~ be in defau lt in the performance or observance of any of the
~
~ agreements or conditions in this lease contained on the part
' of Lessee to be performed or observed, such of the same as
~
~ Lessor shall designate shall become the property of Lessor
~ and may not be removed.

~ (E) Lessee agrees that it will procure all necessary
` permits before making any repairs, installations, alterations,
additions, improvem:;nts or removals. Lessor agrees it will
cooperate with Lessee in obtaining such permits. Lessee a~rees
