Lessee a~rees to save Lessox hai•mless from, and indemnify
Lessor against, to ttie extent permitted by law, any and all ~
inju ry, loss or dama~e and zny and all claims for inju ry, loss
or damage, of whatever natui•e (i ) caused Uy or resu 2tin~ #'rom,
or claimed to liave been causec3 i~y or t~ t~av~ resu 3ted from,
any act, omission or neglig~ncc of Lessee or anyane claiming
under Lessee (inclu din~, bu t withou t limitation subtenants and
concessionaires. of I~essee at~d, employc~es and contractors of
Lessee or its subtenan~s or concessiouaires}, no matter whcre
occurring, or (ii) occurrin~ upon or about the demised premises,
no matter how caused. This indemnity and hold i~armless agree-
ment shall inclu dc indemnity against all costs, expenses and
liabilities incurred in connection with any sucli injury, loss
or damage or any such c2aim, or any proceeding brought thereon
or the defense thereof. If Lessee or anyone claiming u nder
Lessee or the whole or any part of tlie property of Less~e or
anyone claiming under Lessee shall be injured, Iost or damaged -
by theft, fire, water or steam or in any other way or manner,
whether similar or dissimilar to the foregoing part of said ~
injury, loss or damage is to be borne by Lessor or its agents
unless the same shall be cuased by or result from the fault or
negligence of Lessor ir its agents, i,essee agrees that Lessor
shall noL be liable to Lessee or anyone c2aimins under Lessee
for any injury, loss or damage that may be caused by or resu lt
from the fault or negligence of any persons occupying adjoining
premises or any other part of the Entire Premises.
Lessee will maintain general comprehensive public Iiability
insurance, with respect to the demised premi.ses and its appurten-
ances, naming Lessor and Lessee as insui•eds in amw nts not less
than Three Hundred Tho~~sand Dollars ($300,000.00) with respect~,
