necessary assi~nments or otlier documents which Lessor may deem
necessary or desirable in order to foreclose the pled~e. Lessee
agrees it will execute and deliver one or more financing state-
ments under the Uniform Commercial Code evidencing the aforesaid
pledge as security. If I,essee sha12 fail to execute and/or i
de2iver anp instrumcat or document reasonably requested by
L~ssor, Lessce hereby irrevo~ab3y appeints Lessor as its
attorney in fact for said pu rpose. Said appointment shall be
deemed to be an agency coupled with an interest.

~ ment or reduction of rent or damages by reason of any of the

~ foregoing. For the period commencing six months prior tothe
