D~ORTGAGOR FURTHER AGREES:
l. To make alt payments required by that note and this mortg:ige promptly ~vhen due.
j 2. To pay all taxes, as~essrnents, liens and encumbrances on that property proinptly when due. If
` t!~e~• are not promptly paid. the ~Iortgagee ma3• pay them without ~caiving the option to foreclose. and such
~ pa~~ments. «ith interest. thereon from the date of payment at the same rate as ~pecified in that note, shall
~ r:lso be secured by this mortgage.
E 3. To cummit, pern~it. or sufTer no «•aste, impairnient or dezerioration of the mortgaged property.
~ 4. To pay all espenses reasonably incurrcd by the Atortgagee because of failure of the illortgagor
~ to comply~ ~cith the agreements in that note or this mortgage, including rea~unable attorne~ s' fees. The cost
~ thereof, with interest thereon from the day of psyment at the same rate as specified in that note, shall also
~ be secured by this mortgage.
~ 5. If any payment pro~ided for i~i that note is not paici ~rithin 30 days after it becomes due, or if any
a~reement in this mortgage other than the agreement to make the pa~ments is Ureached, the entire unpaid
~ principal balance of tha± note shail immediateiy become due at the option of the N~rtgagee. and the 111ort-
~ ~agee may foreclose this mortga~;e in the mannei• pro~ ided by law~, and have the mortgaged property sold to
satisfy or apply on the indebtedness hereby secured.
~ 6. The rents and prnfits of the mortgaged property are also hereby mortbaged, and if proceedings
~ to forectose this mortbage shall he instituted, the court ha~ ing jurisdiction thereof may appoint a receiver of
~ the mortgaged property and apply those rents and profits to the indebtedness hereby secured, regardless of
the soivency of the 111ortgagor or the adequacy of the security.
