SUBDIVISION, a,distance of 88.71 feet; thence West
226.76 feet to the Point of Beginning.
AND ALSO EYCEPTING THEREFROM, the following described
parcel of land dezded to Mary A. Chase by Deed recorded
in Deed Book 212, page 8, filed March 21, 1956, in
the public records of St. Lucie County, Florida: ~
Begin at the SW corner of Government Lot 1, Section
26, Township 35 South,; Range 40 East, thence run East
along the South line of said Lot to the centerline ~
of Second Street as shown pn the plat of RIO VISTA
SUBDIVISION, in Plat Book 9, page 6, of the public
records of St. Lucie County, Florida, thence turn
and run Northwesterly along the projection of said
centerline a distance of 88.71 feet, thence turn and
run West parallel with the South line of said Government
Lot 1, t~ the West line of said Lot l, thence South
82.6 feet to the point of beginning.
TOGETHER, with all the tenements, hereditaments, and
appurtenances thereto belonging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the Grantor hereby covenants with said Grantee
that the Grantor is lawfully seized of said land in fee simple;
that the Grantor has good right and lawful authority to sell
and convey said land; that the Grantor hereby fu21y warrants
the title to said land and will defend the same against the
lawful claims of all persons whomsoever; and that said land
is free of all encumbrances, except taxes accruing subsequent
to December 31, 1972.
IN WITNESS WHEREOF, the said Grantor has executed this
