1. To make all pa,ytnents nquired by thst note and this mortgsge proruptly when due.
2. To pay aU taxes, assasements. liena aad encumbrance~ on that property promptly when due. If
they are not promptly psid, the Mortgagee msy ps~ them without waiving the option to foreclose~ and euch
payments~ arith intereat thereon from the date of payment at the same rate as apecified ia that_ note, ahall
also be secured by this mortgage. ~
3. To oommit, pertnit, or suffer no waste, impairment or deterioration of the mortgag~ed property.
4. To ~y all expense~ rea~onably incurred by the Mortgagee because of iailure of the Mortgagor
to comply with the agreementa in that note or thia mortgage, iacluding ressonable attorneya' fee~. The cost
thereof~ with interest thereon from the day of payment at the same rate as specified in that note, shall also
be secured by this mortgage.
6. If anq payment provided for in that note is not paid within 30 days after it beoomea due~ or if any
agreement in this mortgaga other than the agreement to make the p~yments is breached, the entire unpai~
pnncipal balat~ce of that note shall immedis?tely become due at the option of the Mortgage,~ and the Mort-
gagee may foreclose this mortgage in the macner pmvided by }aw. and have the mortgaged prnperty sold to
satisfy or apply on the indebtednesa hereby secwred.
~ 6. The rents and profita of the mortgaged property are also hereby mortgaged, and if proceedings
to foreclose this raortgage shall be instituted, the court having jurisdiction thereof may appoint a receiver of
the mortgaged property and apply those rents and profits to the ind2btedaess hereby secured, regardlesa of
the solvency of Lhe Mortgagor or the adequacy of the security.
