BALDWIN and I~RGARET NIX SCOTT, all of the heirs and distrubutees
of the Estate of GEORGE BYNUM NIX, Deceased
hereinafter called the grantors, to JOHN CAPOBIANCO and PATRICIA
CAPOBIANCO, his wife, whose postoffice address is P. O. Box
4164, Fort Pierce, Florida 33450

instrument and the heirs, legal representatives
and assigns of individuals, and the successors and
assigns of corporations)
W I T N E S S E T H:
That the grantors, for and in consideration of the sum
of $10.00 and other valuable considerations, receipt whereof is
hereby acknowledged, hereby grant, bargain, sell, alien, remise,
release, convey and confirm unto the grantees, all that certain
land situate in St. Lucie County, Florida, to-wit:
Lots 36 and 37 of Plat of White City Gardens, a Sub-
division of the West of the Southwest 4 of the North-
east ~ of Section 15, Township 36 South, Range 40 East,
as shown on the Plat recorded with Deed in Deed.Book
187, pages 408-410 of the Public Records of St. Lucie
County, Florida.
EXCEPTING therefrom all rights-of-way for public roads,
electric lines and transmitters.

~ appurtenances thereto belonging or in anywise appertaining.

AND the grantors hereby covenant with said grantees that
the grantors are lawfully seized of said land in fee simple; that
the grantors have good right and lawful authority ta sell and convey
~ said land; that the grantors hereby fully warrant the title to said
land and will defend the same against the lawful claims of all
persons whomsoever;.and_that said land is free of all encumbrances,.
except taxes accruing subsequent to December 31, 1972.
