Together with an easement for road rights-of-way, drainage purposes
and public utilities easement over, across and upon the following
described lands in St. Lucie County, Florida, to-~•:it:
Fro~ the Southwest corner of Section 16 - Tawnship 34 South - Range 40
East, run northerly along the west line of said Section 16 a distance
of 50.0 feet to the north right-of-way of Rouse Road; thence run easterly
along the north right-of-way of Rouse Road a distance of 9.Q feet to the
Point of Beginni.ng of the centerline of a 52-foot wide road and drainage
easement, referred to as "EASE"1E2.TT A," the centerline of ~.•teich is described
as follows:
Easement A
From the Point of Beginning of the centerline of "EASFMENT A," run north-
Westerly parallel to and 26.11 feet from, as measured at right angles, the _
easterly right-of-way of the Florida East Coast Railway a distance of I64.59
feet; thence run along a curve concave to the east, having a central angZe
of 20° 10' and a radius of 200 feet, an arc distance of 70.40 feet to the
termination of the centerline of this "EASII~iEh`T A" being 52.0 feet in total
width and to the Point of Beginning of the centerline of a 60-#oot wide road
and drainage easement, referred to as "FASEMENT B,"'the centerline of vhich '
is described as foLows:
Easement B
From the Point of Beginning of the centerline of "EASEMENT B," run northerly
parallel to and 60.0 feet west of the west line of said Section 16, a distance
! of 129.53 feet; thence run along a curve concave to the southeast, having a
central angle of 9I° 20' and a radius of 100 feet, an arc distance of 159.40
feet to a point which i.s 505.0 Feet north of the south line of said Section 16;
thence run e.aster2y paraZleZ to and 505.0 feet aorth of the south lize of said
Section 16 a distance of 257.b0 feet to the termi.nation of the centerline of
this "EASF~~IEh'T B," being 60.0 feet in total width.
Easement C
From the Southwest corner of Section 16 - Tawnship 34 South - Range 40 East,
run north along the west line of said Section 16 a distance of 445.0 feet;
thence run South 88° 40' East, 445.0 feet north of and paralle2 to the south
Iine of said Section I6 a distance of 330.0 feet to the Point of Beginning o€
the centerline of a 60-foot wide road and drainage easement, zeferred to as
"EASII~tEt~'T C," the centerline of which is described as fcllo~,*s:
From the Point of Beginning of the centerli.ne of "FAS~'?~'IEh'T C," run North
O1° 20' East a distance of 575.0 feet to the tera~ination of the centerline
of this "EASII~NT C," being 60.0 feet in total wridth.
Said right-of-way and easements being shown on the map prepared by
Hellstrom and Ass ociates dated September 19, 1973,on file in the office
of said engineers.
