Any deficiency in the amount of suchsggregate monthly pavment shall, unless made good by the Mort- gagor prior to the due date of the next such payment, const~tute an event of defauit under t6is mortgage. At Mortgagee's option, Mortgagor wil! pay a"late charge" n+~t exceeding four per centum (4%) of any install- ment when paid more than fifteen (15) days after the due date thereof to cover the extra expenae involved in handling delinquent paymenta, but such "late charge" shall not be payable out of the proceeds of any saie made to satis[y the mdebtedness secured hereby, unless such proceeds are sufficient to discharge the entire indebtedness and al! proper costs and eapenses aecured thereby. _ :3.
