PROPERTY, to-wit:
A) Casual.ty insurance covering all of the PRIVATS
IyWELL]:NGS and COMMON PR4PSRTY in an amount equal
to thE: maximum insurance replacement value thereof,
exclu:five of excavation and foundation costs, as
detern?ined annually by the insurance carrier; or.
if approved by the Hoard of Directors of ASSOCIATiON,
- said c:asualty insurance may be carried on not less
than E1096 co-insurance basis; such coverage to afford
protec:tion against (i) losa or damage by fire or
other hazards covered by the stanclard extended c~:~_s_
age or other perila endorsement, subject to such deduct-
ible provision as the Board of Directora of ASSOC-
IATIOZ~ may apgrove from time to time; and (ii) such
other risks of a similar or dissimilar nature
as are3 or ehall be customarily covered with respect
to bu'.ldings similar i.n conatruction, location and
use to the CONDOMINIUM, including but not limited
to vatidalism, malicious mischief, windstozm, water
damagEa and war risk insurance, if available; and
B) Public: I,iability and property damage insurance in
su~h ~~mounts and in such form as Bhall be required
by AS50CIATION to protect said ASSOCIATION and
owner~ of al~ PRIVATE DiWELLINGS, including but not
limited to hired autamobile, non-owned automobile
and o:Ef-premises employee coverage; ancl
C) Workme~n's Compensation insurance to meet the re-
quirernents of law; and
D) Such c~ther insurance coverage as the Board of
Direc~:ors of ASSOC7ATTON, in its sole discretion,
may dNtermine fram tfm~ zime to be in the best
inter+~sts of ASSOCIATION and the owners of all of
the PL2NATE DWELLINGS .
All liability in~urance maintained by ASSOCIATION shall contain
liability endors~~ments to cover liability of all owners of PRIVATE
DWELLINGS; joint.Ly and severally.
A11 insurance coverage authorized to be purchased shall be purchased
. by AS50CIATION fur itself and for the benefit of all of the owners
of all PRNATE Doi~TBLLSNGS. The cost of obtaining the insurance cover-
age authoriaed a;aove is declared to be a comanon expense and shall be
; payable dizectly to the Insurance Trustee or the RSSOCIATION as may
; be provided by t;~e ASSOCIATION from time to time.

~ Al1 policies of Eire and casualty insurance covering the CONDOMINIUM
~ shall provide for the insurance proceeds covering any loss to be
' payable to the I:.ZSUrance Trustee named as hereinafter provided,
- or to its successor, and the insurance proceeds from any fire and
casualty loss shall be held for the use and benefit of ASSOCIATION
; and all. of the owners of all PRIVATE D~WEI.LINGS and their respective
~ Mortgagees, as t?~eir interests may appear, and such insurance pro-
cee~ds shall be a~plied or distributed in the manner herein provided. '
ASSOCIATION is hereby declared to be and appointed as Authorized
Agent for all of the owners of all PRNATE DK~TELLZNGS for the purpose
` of ffling such Proofs of Loss as may be required under any policy or
policies of fire and casualty insurance, and negotiating and agreeing
to a settlement ~s to the value and extent of any 2oss which may. be
= covered under an.~ policy of fir~ and casualty insurance, and ia granted
~ full right and aathority to execute in favor of any insurer a release
of liability arising out of any occurrence covered by any policy or
