nonpayment.
MORTGAGOB FURTHEB AGREES:
1. To make aU payments required by that note and this mortgage promptlq when due. .
2. To pay all taxes, assessmesits, liens and encumbrances on that property prnmotlq when d~e. If
theq are not promptly paid, the Mortgagee map paq them without waiving the option to foreclose~ and such
payments. with interest thereon from the date of payment at the same rate as specified in , that. note~ shall
also be aecured by this mortgage. •
3. To commit, permit, or suffer ao waste, imgairment or deterioration of the mortgaged property.
4. To pay all expenses rea9onablq incurred by the Mortgagee be~cause of failure of the Mortgagor
to comply with the agreements in that note or this mortgage, including reasonable attorneya' fees. The cost
thereof, with interest thereon fmm the day of payment at the same rate as specified in that note. shall aLso
be secured by this mortgage. ~
5. If any payment provided for in that note is not paid within 30 da3 s after it becomes due, or if any
agr~ement in this mortgage other thaa the agreecneat to rnake the payments is breached, the entire nnpaid
principal balance of tha± note shaU immediately become due at the option of the Ddortgagee, and the ~iort-
gagee may foreclose this mortgage in the manner pmvided by law~ and have the mortgaged property soid to
satisfy or applp on the indebtedness hereby secured.
6. The rents and profits of the mortgaged property are also hereby mortgaged, and if pmceedings
to foreclose this mottgage shatl be instituted, the -oourt having jurisdiction Lhereof rnay appoint a receicer of
the rreortgaged property and apply those rents and profits to the indebtedness hereb~ secureci, regardless ~f
the salvency of the ~iortgagor or the adequacy of the security.
