perfecting the title which was conveyed by the warranty deed
which was executed by the Grantor herein to the Grantee herein
on August 7, 1973, in which a slightly different description
of the land being sold was stated. Whatever title is con-
veyed by this deed is subject to the lien of the mortgage
which was executed by the Grantee herein to the Grantor

herein on August 14, 1973, and is recorded in Official Record ;

Book 217 at page 2257, public records of St. Lucie County, i
Florida; and the Grantee herein by acceptance of this deed r
acknowledges and agrees that the validity and lien of the
said mortgage are in no way affected by this deed. -
