at that time the Court ahall detenmine the highe8t and beat
bid. 7'he Court shall hear the Trustee and any other
interested parties on the question of which bid is the
highesG and hest bid and whether the bid determined by
the Court to be the highest and best bid ehould be accepted
by the Truetee. If the Court shall determine that the bid
determined to be the hiqhest and best bid ahould be
accepted by the Trustee, then the bidder ehall be required
to deposit a check or cash for ten (10~) percent of the
bid price, payable to the Trustee, at the time his bid is
accepted and the balance of the bid price 8ha11 be due and
payable within thirty (30) days after J'une 13, 1973, at

whic h time the Trustee shall give a Trustee'a Deed to the
purchaser of the property without warranty.
All liena established as valid liene in this Court shall
i be transferred to the proceeds of sale. Also any subaequent

; determination by this Court as to the amount of the homestead

f claim of AUGUST STONCIUS, if any, shall be tranaferred to the ~

4 proceeds of sale. The property, therefore, shall.be conveyed

~ and title will be transferred free and clear of liens and

~ claim of homestead and shall be conveyed subject only to

~ easements, restrictions and reservations of record and taxes

for 1973 and subsequent years. Z'he Trus tee ahall pay for

the documentary atamps on the deed and the purchaser shall
- pay the cost of recorciing the deed. The real estate taxes
assessed against the real eatate for 1973 shall be prorated
