If the Court shall determine that the bid determined to be the hiqhest and best bid ahould be accepted by the Trustee, then the bidder ehall be required to deposit a check or cash for ten (10~) percent of the bid price, payable to the Trustee, at the time his bid is accepted and the balance of the bid price 8ha11 be due and payable within thirty (30) days after J'une 13, 1973, at ; whic h time the Trustee shall give a Trustee'a Deed to the purchaser of the property without warranty. All liena established as valid liene in this Court shall i be transferred to the proceeds of sale.
