Said lien shall attach immediately upon the payment not being made when due, but shall be inferior to any lieas under para- graph 10 hereof. 12. There is hereby reserved to the Grantor, its successors and assigns~ a utility easement over the rear 6 feet of the lot being conveyed hereby. The rear of the lot shall be deemed the port3on of the lot fur~hest from the street line. 15. Grantee herein, by acceptance of this Deed, shall be- come a member of Homeowners Association. Such membership shall automatically pass to any grantee} assigns, successor or heir upoa their acquiring title to the property herein conveyed. Reaignation~as a member will not affect any obligations by Grantee ; ~ under the provisions of this Deed. { F 16. All leases, initially for a period of over one year, or f which extend over one year by renewal or tenaacy at will or suffer ~ ance, shall require approval of Homeowners Association. If the g original lease is over one year, the approval shall be before the ' lease is executed. If the initial 2ease is less than one year, ~ but continues as aforesaid, over one year, the approval shall be ~ obtained withia 30 days after the first year has expired.
