1. Al.l restrictions, resezvations, exceptions and
~ easements of record;
2. The easement granted to the Florida Power and
Light Companyfor the installation of a power line along the south
six (6') feet of the property;
3. The revelations of an accurate survey;
' - 4. All taxes for the calendar year 1973.
There is reserved to the grantors, their heirs and assigns,
a perpetual non-exclusive easement for ingress, egress, public ~
utilities and road right-of way purposes over said lands, and the
further right to tie into any roadway constructed thereon at any
point thereon and the further righ t to tie into any electric power
lines located thereon at any point.
The lands hereby conveyed shall be used for no purposes
other than a roadway or right-of-way for pedestrian and vehicular -
traffic; an easement and right-of-way for public utilities, and for
landscaping provided such landscaping did not interfere with a use
of said lands for road right-of -way and public utility purposes; and
in the event that such lands are used for any other purpose or
purposes than those set forth herei.n, or is abandoned for right-of-
way purposes the titZe thereto shall revert to the grantors, their
~ heirs or assigns. An agreement and addendum between the parties
hereto are attached hereto and incorporated herein by reference.
