9. Grantee shall maintain all vessels, moored, docked or
stored on the property in a clean, sight2y and shipshape manner.
No vessels or equipment shall be permitted to obstruct the channel
or navigation therein, except for dockage.
10. Vessels, vehicles, equipment, and materials may be stored
on the property in the open, provided such storage is maintained
in a proper and neat manner or such storage is fenced from view.
~ 11. Grantee shall not use the property for a commercial
shipyard provided always that grantee may use the property for
repair, renovation, alteration, or maintenance of its vesse2s,
vehicles, or equipment used in or related to the operation of
its marine, scientific and educational activities.
12. Grantor retains the right to approve the design, standard,
location, site and type of.any and all structures or improvements
on the property, including docks and landscaping. No building, -
structure, or improvement on the property shall be commenced or
erected without the grantors written permission and approval of
the pl-ans and specifications for same, which permission and approval
shall not be unreasonably withheld.
13. Grantor may from time to time adopt regulations
governing the maintenance of buildings, docks, structures, land-
scaping, signs, and other aspects of the operation conducted on
the property, in accordance with these restrictions. Grantee
agrees to abide by such regulations so adopted upon receiving
notice of same.

14. Grantor covenants that the grantee will at all times

have land ingress to and egress from the described property to
the nearest public highway or street over a right-of-way of a
width of not less than SO'. Grantor warrants and covenants ~
that grantee will at all times have water ingress to and egress
from the described property through the channel described in that
certain Channel Easement Agreement recorded in Official Record
Book 209, at pages 588 through 592, public records of St. Lucie
County, Florida.
