Should the grantor, its successors or assigns, employ counsel to successfully enforce any of the foregoing covenants, conditions, reservations, or restrictions,~by reason of such ' , breach, all costs incurred in such enforcement including a reasonable fee for counsel shall be paid by the grantee, its successors or assigns. 16. Grantor covenants that it will maintain all lands i o~~ned by it in the Marine Science Center and restrict other lands granted, conveyed, or leased by it in the Marine Science Center in a similar manner to the deed restrictions recited _ above, except for usage. 17. In the event the Grantee desires to convey the property to any person, firm or corpor~tion other than the parties to this ~ 4 j deed, their respective successors or assigns, Grantee shall notify ; ~ ? k ~ the grantor in writing and deliver to him a copy of the written ~ ~ proposal setting forth the name and location of the proposed ~ Grantee, the terms, conditions-and consideration of the proposed conveyance.
