I !N ADJITION TO THE COVENANTS HER~INAFTER SET OUT THE h102TGAGEt AND MORTGAGORS
~ COVENANT AND AGREE THAT:
~ (1) The MORTGAG02 herein shall make within 7 days of tha due date, the payments called
~ for in the 1S~ mortgage now encumbering this property, to the MORTGAGEE herein at
it S office or some other place as designated by ihe MORTGAGEE herein.
~ (2} The l~/tOR7GAGQR herein sha!I pay within 30 days of the due date all pertinent char~es for fire and
~ .v~ncstorm insurance, all ad valorem city and'or county taxes, any special improvement assessmenls and any
~ ~ther speciai governmenta! assessments or charges.

(4) The N~ORTGAGOR herein shall not further encumber ihis property exce~t by obtaining WRITTEN per-
- mission of the MORTGAGEE herein and any attempt to do so without this written permission will be null
and void.
Y~ (5) The MORTGAGOR herein will at the request of the MORT~AGEE herein, refinance the first mortgage
novv encumbering this property at any time deemed desirable by the MORTGAGEE herein. The pro-
a`i ceeds of the said refinancing shall be appiied against the unpaid balance due hereunder.
F; (6) The MORTGAGOR herein w;ll be at the req~est of the MORTGAGEE herein acknowledge, in writing,

pose by the MORTGAGEE .
X°i (7) Failure on the part ot the ~AORTGAGOR to comply with, perform, or abide by any of the agreements,
stipulations, condiiions and covenants as set forth above in sections 1, 2, 3, 4, 5, 6, empowers the MORT-
T~~ GAGEE herein, at his option, to declare the entire balance due hereunder, to be due and payable at once
wrthout notice. Failure of the MORTGAGEE hsrein, to exercise this option at any time shal{ not constitute a
waiver of the right to exercise this option at some later time.
