10. That the Mortgagors will give immediate notice by mail to the Mortgagee ot any conveya~ce, transter or change of
ownership of the premises.
11. That no waiver of any covenant herein or of the obligation secured hereby shall at any time thereafter be held to be
a waiver of the tem?s hereof or ot the note secured hereby. j
12. That if the Mortgagors detault in any of the covenants o~ ag~eements contained herein, or in said note then the i
Mortgagee may pe?torm the same, aod all expenditures (including reasonable attorney's tees) made by the MoRgagee in so doing ~
shall draw interest at the rate of eight percentum (8%) per annum. and shall be repayable immediately and without demand by
the Mortgagors to the Mortgagee, and, together with interest a~d costs accruing thereon, shall be secured by this mortgage. }
13. That the mailing of a written notice or demand addressed to the owner of record of tha moRgaged p~emises. or directed
to the said owner at the last address actually turnished to the Mortgagee, o~ directed to said owner at said mortgaged premises.
and mailed in the United States mails, shali be sufiicient notice and demand in any case arising undet this instrument and re-
quired by the provisions he~eof or by law.
14. This Mortgage shall sacure not only~ existing iedebtedness, but also such future advances. whethe~ such advances are
obligatory or to be made at the option of the Mo~tgagee. or otherwise, as are made within twenty (20) years irom the date here-
of, to the same extent as if such futuro advaoces were made on the date of the ezecution oi this moKgage. but such secured
indebtedness shall not exceed at any time the maximum principal amount of = 6_ 52 6. 9~ . plus interest, and a~y
dis~ursements made for the payment of taxes. levies o~ insurance, on the property covered by the lien of this mortgage. with in• t
terest on such disbursements. ~
The covenants herein contained shall bind, and the benefits and advantages shall inu~e to. the respective heirs, executors.
administrators and assigns ot the parties hereto. Whenever used, the singular numbe~ shall include the plural, the plural the singu-
lar, a~d the use of any gender shall include al~ gentters.
