That no waiver of any covenant herein or of the obligation secured hereby shall at any time thereafter be held to be a waiver of the tem?s hereof or ot the note secured hereby. j 12. That if the Mortgagors detault in any of the covenants o~ ag~eements contained herein, or in said note then the i Mortgagee may pe?torm the same, aod all expenditures (including reasonable attorney's tees) made by the MoRgagee in so doing ~ shall draw interest at the rate of eight percentum (8%) per annum. and shall be repayable immediately and without demand by the Mortgagors to the Mortgagee, and, together with interest a~d costs accruing thereon, shall be secured by this mortgage. } 13.
