the Grantors have good right and lawful authority to sell and

convey a life estate in said lands; that the Grantors are hereby ~
fully warrants the title to said land and will defend the same

against the lawful claims of all persons whomsoever; and that i
said land is free of all encumbrances, except taxes accruing
subsequent to December 31, 1972, and that certain First Mortgage
executed by the Grantors to the Citizens Federal Savings and
Loan Association of St. Lucie County, Fort Pierce, Florida, and
recorded in the Public Records of St. Lucie County, Florida.
