assigns, under the terms of the first purchase money mortgage herein
assumed, the second mortgage holders shall have the cumulative right ;
to make payments in default under the first mortgage, and to credit `
any and all such payments made in default to the balance of the second ~
purchase money mortgage an~1, additionally, any default under the terms ~
of the first purchase money mortgage shall be an automatic default ~
under the terms of the second purchase money mortgage. f
