WARRANTY DEED
For and in Consideration of the sum of TEN DOLLARS
($10.00), cash in hand paid, the receipt of which is hereby ack-
nowledged, I, Milton B. Bowers, have bargained and sold and by
these presents do transfer and convey_unto Ruth M. Bowers, her
heirs and assigns, all that certain land situate in St. Lucie
' County, Florida, viz:

This conveyance is made subject to the following
conditions and restrictions which shall be construed as
covenants real runninq with the land to wit:
Subject to existing easements, if any and to easements
shown on subdivision plat.
j (1) No building other than one provate dwelling and
! garage (carporte) shall be erected on this lot. Z'he
j dwelling shall have an inside lit~able fl~or area of at least
i 600 square feet and the garage (carporte) at least 180 square -
: feet and shall be located at least 30 feet from street or
~ back line, 25 feet from aide street lines and 10 feet inside
~ lines of such lot. Zn case of sinc~le ownership of more
~ than one lot, this covenant shall apply to the parcel owned
~ as a whole. A duplex or guesthouse may not be erected
~ exeept with express written approval of Lake Zndrio Corporation.
~ (2) No dwelling ~ay be erected on a land area of less
than 9,000 square feet.
~ (3) Al1 plans, including plot plans, elevations and
~ fences must be first approved by ~aket~ndc~oaBoirpo~at3on or
~ an Association of Property Owners when formed and such
~ construction when started must be completed within 9 months.

~ (4) No outside toilet facilities will be permitted and
~ septic tanks must be erected and maintained in a manner as
prescribed by the St. Lucie County Board of xealth. No
drainage may be located within 25 feet of an adjoining lot,
~ 50 feet of a waterfront lot, or 50 feet of any well.
