shall be used as a residence, and the lot shall not be used
for etoring any materials except construction in progress.
. (6) No fence, wall, hedge, trees or shrubs which
, obstruct vision between 2 and 6 feet above roadways wi11 be
permitted on any corner lot. And any fence, hedge or
shrubbery on a waterfront site that is within 30 feet of_the
water line can not exceed three feet in heiyht.
(7) No activity will be permitted which is a nuisance or
annoyance to the~neighborhood. Household pets are permitted
if not maintained_for any commerical purpose. .
(8) No sign can be displayed except one professional
sign or a"Sale"- or "Rent" sign of not more than one square
foot.
(9) The grantee, his lessee or family, is given '
permission to use for fishing or bathing or boating the Lakes ~
and Cana].s as shown on Plat of Lakewood Park, but Grantee ~
may not construct anything extending into or over the ~
waters of the canals or lakes. No boats shall be anchored ~
off shore in the canals or lakes, and when not in use shall
be kept as closely adjacent to the bank as safety allows to
the end that navigation of the waterways will not be impeded.
Any use of the canals or lakes shall be at the sole and
absolute risk of the person so using.
(10) No filling or dredging may be done beyond any lot
line, nor shall any cutting of boat slips or similar f
excavating within the lot line be done; nor any bulkhead i
or sea wall be built until plans have been approved by
Lake Indrio Corporation.
i (11) If a lot borders a canal or lake, the bed of the
' canal or lakd and the waters above such bed are not included.
! (12) Portions of the Plat marked "Reserved" is the
~ private pm perty of the Lake Indrio Corporation and not
~ subject to these conditions and the Lake Indrio Corporation

E reserves the right to release in whole or in part any
~ restr~ction hereunder or to include in any contract or deed
~ hereafter made any additional restrictive covenants pro-
3 viding-same are not inconsistent with these herein contained.

~ (13) Any and all rights and reservations of the Lake
; Indrio Corporation herein included may be transferred or
assigned by the Lake Indrio Corporation to a Property Owners ~
Association or some corporate or non-corporate organization
k whose purpose it is to provide for the welfare of Lakewood
Park. All purchasers of residence property are to be
automatically entitled to mem]aership and voting rights in
an association of Owners to be formed for the purpose of
' enforcing the covenants and maintaining the high standards
~ of Lakewood Park. All owners shall be entitled to equal

s rights in the use of streets, park areas, lakes and canals

and any other u8e of property which shall be set apart by the
