fuactions to serve its members; however, the Homeowners Associa-
tion cannot assess more than $10.00 per unit per ~onth without
?5~ vote of the entire members. Further, as long as the iaitial ~
directors coatrol the Homeowners Associatioa, no assessment in ~
excess of $10.00 can be made, even with approval of the member- ~
; ship. ;

~ ~he Ho~eoamers Association can assess, in addition to
the above $10.00, amounts necessary to provide utility services
including, but not limited to, garbage collection and seWage
l~ disposal.
( The Aomeowners Association can further charge interest ~
~ at 10~ per annum, plus a late charge of $1.50 for late payments
due hereunder or under paragraph 10, hereof.
The Homeowners Association shall have a lien on the
unit of aay member who fails to pay any assessment when due for
the amount of the assessmeat and any late charge and interest.
Said lien shall attach immediately upon the payment not being
made when due, but shall be inferior to any lieas under para-
graph 10 hereof.
12. No trucks, or other commercial vehicles with a rated
2oad capacity of one (1) ton or more shall be permitted to be
parked in WINDMILL VILLAGB BY THE SSA, UNIT 2, for a period of
mo:e than four (4) hours, unless the same is preseat and aecessarq
in.the actual construction or repair of aay building.
13. All garbage and trash containers, oil tanks, water~
pumps and tanks, and bottle gas ~anks must be underground or place
in wa118d-in areas in Qrder that they will not be visible from ~
surrounding properties. No unsightly structure shall be permitted
for this purpose, and all such structures must be approved by the
Homeowners Association.
14. There is hereby reserved to the Grantor, its successors
and assigas, a utility easement over the rear 6 feet of the lot
being conveyed hereby. The rear o~ the Iot shall be deemed the
portioa of the lot furthest from the street line.
15. Grantee herein, by acceptance of this Deed, shall be-
come a member of Homeowners Association. Such membership shall
automatically pass to any grantee, assigns, successor or heir
upon their a.cquiring title to the property herein conveyed.
Re~ignation as a member will not affect aay obligations bq Grantee
undeT the provisions of this Deed.

i 16, All leases, initially for a period of over oae year, or
4 which extend over one year by reaewal or tenancy at will or suffer
~ aace, shall require approva.l of Homeowners Assoc~ation. If the
original lease is over one year, the approval shall be before the
~ lease is executed. If the initial lease is less thaa one year,
~ but continues as aforesaid, over one year, the approval shall be
obtained within 30 days after the first year has expired. The
~ Homeowners Association approval will not be arbitrarily or un-
reasona,bly withheld. The Homewowners Association will approve or
~ disapproYe a lease within 30 days of the time of receiving such
request, supported by such informatioa as it may reasonably
require. If Homeowners Association does not approve or disapprove
the application within that period of time, it shall be presumed
the applicatio~ was approved.
1?. In case the grantee, their heirs, legal representatives,
successors or assigns, s6a11 violate, or fail to carry out any or
