lien or right under or by virtue of this mortgage, and may place and
pay for such insurance or any part thereof without waiving or affect-
ing the option to foreclose or any right hereunder, and each and
every such payment shall bear interest from date at the rate set
forth in said promissory note.
5. To permit, commit or suffer no waste, impairment or
deterioration o£ said property or any part thereof.
6. To perform, comply with, and abide by each and every
the stipulations, agreements, conditions and covenants in said promis-
sory note, and in this deed set forth. -
7. If any of said sums of money herein referred to be not
promptly and fully paid within ten (10) days next after the same sev-

erally become due and payable, or if each and every the stipuZations,
agreements, conditions and covenants of said promissory note and this
deed, or either, are not fully performed, complied with and abided by,
the said aggregate sum mentioned in said promissory note shall become
due and payable forthwith, or thereafter at the option of the Mort-
gagee, its heirs, legal representatives or assigns.
- 8. If the MOrtgagor fails to pay any claim, lien or encum-
brance, wnicn is superior to this mortgage, or, when due, any tax or
assessment or insurance premium, or to keep the premises in repair,
or sha~l commit or permit waste, or if there be commenced any action
or proceeding affecting the premises or the title thereto, or the
interest of the Mortgagee therein, including but not limited to, em-
inent domain, bankruptcy or reorganization proceedings, then Mortgagee,
~ at its option, may pay said claim, lien, encumbrance, tax, assessment

~ or premium, with right of subrogation thereon, may make such repairs
' and take such steps as it deems advisable and for any of such purposes.
` Mortgagee shall be the sole judge of the legality, validity and priority
' of any such claim, lien, encumbrance, tax,assessment and premiuin and
' of the amount necessary to be paid in satisfaction thereof. Mortgagee
shall not be held accountable for any delay in making any such payment,

which delay may result in an additional interest, costs, charges or
' expense otherwise.
