su: h monthly pa~~nents become due at a time «hen the tax rate shall not ha.•e been fi.red, the monthly payment
shall he estimated on the basis of th~ tax for the preceding year applied to the most recent asscssed valua~ion. If the
tax «hen paid varies from the ta.r as estimated in accordance ~~~ith the preceding sentence, (i) any excess arising
froni said monthly payments shall be retained by thc 1liort~
?gee to be applied in reduction of subsequ~nt monthly
