L E A S E
THIS LEASE made as of November 1, 1973, by and between the FORT
PIERCE PORT 11ND AIRPORT AUTHORITY,~a special taxing district, as Lessdr,
and ST. LUCIE AIRWAYS, INC., a Florida corporation, as Lessee, ~

W I T N E S S E T H:
That said Lessor does by these presents lease and let unto the said
Lessee the following described property in St. Lucie County, Florida, ;

From the Southeast corner of Section 30, Township 34 South, Range `
40 East. run N.0~29'02" E. along the east line of said Section 30
a distance of 2,064.10 feet to the intersection of the southerly
edges of~the SW/NE and the SE/NW taxiways; thence run S.45°00'00"W.
along the southerly edge of the SW/NE taxiway a distance of 489.00
feet ta a point, said point being the point of beginning; thence
continue S.45°00'00" W, a distance of 1.103.67' more or less to a t:
paint lying on the east line of the south clearance zone for the
north/south runway of the St. Lucie County, Florida Airport; thence
run S.05°12`38" E. along the easterly line of said clearance zone

to have and to hold the above described premises unto said Lessee for a
term of Fifteen (15) years from the lst day of November, 1973.
This Lease is made upon the following express cavenants and conditions:
1. The Lessee agrees to pay to the I,essor a base rental of ~aenty-
Four Hundred ($T.400.00) DoZlars per year, payable in twelve (12) monthly
installments, in advance, on or before the lst day of ea~h month during
said term. The Lessee shall pay as additional rent 3e~ per gallon on all
gas or other fuel in excess of 200,000 gallons per year sold by Lessee,
said additional rent to be paid at same time as base rent.
