at its own er.pense in order to provide equivalent or more expanded
facilities, Lessee shall have the right to use the proceeds of the -
aforesaid insurance in addition to Lessee's own funds. ~
17. The Lessee may sublet any or all of the leased premises,
provided however, no sublease shal.l relieve or release the Lessee from ~

primary responsibility and liability hereunder, but in the event of any• ~
sublease the Lessor shall be authorized to deal with subleassee as

fully and completely as though he or it had been the original
Lessee hereunder without notice to the Lessee. The Lessee shall
furnish the Lessor with a fully exe~uted copy of any sublease made ~
hereunder. The Lessee shall not assign this lease without the
written consent of the Lessor.
18. During the term of this lease and any renewal or extension
thereof, the Lessee shall pay any and all taxes, assessments or ~
levies of any and every kind or nature charged, levied or assessed
upan.or against said property, the improvements thereon, its lease-
ho].d interest therein and any personal property located thereon when
due and payable according to law before any thereof becomes delinquent.
.19. The Lessor represents that it has the right to lease
said property and has full power and authority to enter into this
lease in respect thereof subject, however, to the terms, conditions, j
li~nitations and requirements contained in or arising out of any and
all grant agreements, leases or other agreements heretofore made ~
