indebtedness, obligations and liabilities of any and
every kind now or hereafter during the term hereof,
assumed by or otherwise owing and to become due from
Mortgagor to Mortgagee, or to the holder or holders of
the obligations secured hereby or to any assignee hereof,
howsoever created, incurred, evidenced, acquired or aris-
ing, whether or not by virtue of a promissory note or any
other instrument, obligation, contract or agreement or

; dealing of any and every kind, including lease agreements,

if any, now or hereafter existing or entered into between

~ or among the Mortgagee and the l~iortgagor, or otherwise,

~ and whether direct, indirect, primary, secondary, fixed

~ nesses incurred or arising by reason of any endorsement
~ or guaranty to Mortgagee by Mortgagor of present or future

~ indebtednesses or obligations of third parties to Mortga-

~ by Mortgagor to third parties and assigned by such third _

parties to the ~iortgagee, or by any and all modifications,

renewals or extensions or any and all of the foregoing,

- AND PROVIDED FURTHER that the total amount of in-
debtedness so secured may decrease or increase from time
