or otherwise, as are made in twenty years from the date
hereof, but the total unpaid balance so secured at any
one time shall not exceed the maximum principal amount
of $7,000,000, plus interest thereon and any disburse-
ments made for the payment of taxes, levies or insur-
. ance on the property covered by the lien hereof, with -
interest on such disbursements,
A~VD MORTGAGOR further agrees:
r l. Mortgagor shall pay or cause to be paid promptly

j when due all paynents required hereby and in the instru-

F inents secured and to be secured hereby, and to perform

~ or cause to be performed and fulfilled duly and punctually
~ all of the covenants and warranties of Mortgagor herein.

~ _ 2, tiortgagor shall (i} comply fully with all laws,

~ ordinances and regulations of all regulatory agencies

~ affecting its businesses, and (ii) tnaintain its proper-
~ ~
ties, equipment and facilities in good working order and

~ repair, and (iii) maintain and preserve its corporate ex-
~
~ istence and all rights, franchises and other authority
~
adequate for the conduct of its businesses.
- 3. Mortgagor shall keep all buildings on its land

and the fixtures and personal property, other than crops,

thereon contained insured, in a company or companies
~
- approved by Plortgagee, against loss by fire and windstorm,
