thereto by its certified public accountants, and notify
Mortgagee immediately of the contest and of all subse-
quent progress thereon. Subject thereto, Mortgagor shall
deliver to riortgagee, on or before December 1 of each
year, all tax receipts evidencing payment o~ all taxes,
assessments and other governmental charges. In addition,
Mortgagor shall pay all Iiens for public improvements
~ within ninety (90) days after the same shall become due
' and payable, and shall pay or discharge, within ninety

; (90) days after the due date, any and all governmental
~ levies that may be made on the mortgaged property, on
~ this mortgage and the obligations secured hereby or in

~ any other way resulting from the mortgage indebtedness
~

~ secured hereby. Proof of payment of such liens shall
~
~ be forthwith delivered to the Mortgagee. If the pay-
; ments required on any of the foregoing shall not be
~
~ promgtly paid, Mortgagee may, at any time either before
~
~
~ or after delinquency, pay the same without waiving or
affecting the option to ~oreclose, or any right here-
i
under, and every payment so made shall bear interest
° from the date thereof at the maximum legal rate.
5. Mortgagor shall perform and fulfill in advance
~ all covenants in superior encumbrances, if any, on any
