Mortgagee not later than seven (7) days in advance o~
each due date receipts or other proof of payment accept-
able to Mortgagee evidencing payment of all sums payable
thereunder. If the t4ortgagor shall faii to do so, t~ort-
gagee may, at its election, perform or fulfill such cove-
nant, without waiving or affecting the option to foreclose
or any other right hereunder, and the cost thereof, with
interest thereon from the date of payment at the maximum
legal rate, shall be secured hereby, riortgagor shall not
~ further encumber the mortgaged property and collateral
€ described herein or suffer or permit any lien, encuinbrance

~ or judgment to attach thereto and neither shall the tdort-

~ gagor permit the sale of all or any part of the described
~ property or collateral, all during the term of this mort-
~ gage and provided further that the same may be permitted

~ upon the prior written consent of the Mortgagee, which

~ consent shall not be unreasonably withheld.

6. Mortgagor shall commit, permit or suffer no

~ waste, impairment, abandonment or deterioration o~ any !
~ of the mortgaged property.

• 7. Mortgagor shall pay all expenses reasonably in-

curred by Mortgagee because o£ Mortgagor's failure to
comply herewith or with the agreer.ients in the obligations
