any applicable_grace period, tdortgagee's damages shall
include a reasonable attorney's fee for collection of
all accounts, the disbursements and salaries of Mortga-
gee's representatives and employees incurred by Mortgagee
in consequence of such default, and, in addition, all
attorneys' fees, court costs, collection expenses and
other expenses which t~ortgagee may incur or pay in the

prosecution or defense of its rights hereunder. If any

~ action or proceeding shall be commenced by any person _
~ other than Mortgagee (except an action to foreclose here-
~
~
~ under or to collect any obligations secured hereby) to
~
~ which action or proceeding riortgagee is made a party, or
~
~ in which it shall become necessary to de~end or uphold
~ the lien hereof, all sums paiu by Mortgagee for the ex-
~
~ pense o~ any litigation to prosecute, or de~end, the
~
~
~ rights and liens created hereby (including reasonable
~
~
~ counsel fees), shall be paid by Mortgagor, together with
~ interest thereon at the maximum legal rate, and any such
~
sum and the interest thereon shall be a claim upon the
~
= mortgaged property and shall be deemed to be secured

- hereby. The sums so paid or incurred by Mortgagee shall
be paid by Mortgagor to the Mortgagee within thirty (30)
~ days, and the failure or omission of Mortgagor to do so
- shall entitle Mortgagee either to add such sums to the
