notes or obligations it secures, or at its option to de-
clare all indebtedness secured hereby to be in default,
thereupon maturing all of the unpaid indebtedness includ-
ing the sums advanced hereunder, or both,
14. Time is of the essence of all covenants herein •
and of all covenants exgressly included herein by refer-
ence. No waiver by the t?iortgagee of any default shall

E operate as a waiver of any other default or of the same
~ default on a future occasion. No delay or omission on

~ the part of the Mortgagee in exercising any right or rem-

; edy shall operate as a waiver thereof, and no single or

~ ture whatsoever, or allow any release or releases, change
or changes, substitution or substitutions of any of the
~ property described in this mortgage or any other collat-

manner affecting the liability of the Mortgagor or any
