note or other instrument now or hereafter secured hereby,
and biortgagee shall have all of the benefits, rights and
remedies of and under any note or other instrument se-
cured hereby. Except to the extent of any express pro-
vision hereof or modification or change to the contrary
in writing signed by Mortgagee, all such cavenants and
agreements shall survive the execution, delivery and re-
j cord~ing hereof and of any and all further instruments

~ executed pursuant hereto.

~ 15, Mor.tgagor will execute and deliver promptly

~ to Mortgagee on demand at any time or times herea~ter,

; any and all further instruments reasonably required by
P~ortgagee to carry out the provisions of this mortgage.
~ t~lortgagor will, without limitation upon the generality of

~ the foregoing, at any and all times at its expense, exe-

~ cute, acknowledge, deliver, file and/or record, refile

~ and/or rerecord, all and every such further acts, deeds,

3' powers of attorney, conveyances, mortgages, chattel mort-

gages,osecurity instruments, documents, financing state-
~ ments, mortgage modifications, amendments and addenda,
transfers and assurances in law, and deposit with Mortga-
~
gee all abstracts covering the described property and any
= certificates of title issuable with respect to any prop-
erty and notation thereof of the security interest
