THE PUBLIC
DECLARATION OF RESTRICTIONS
PONY_PINES, INC., a Florida corporation, the fee simple
o~wner of all the property now duly plated as "PONY PINES
SUBDIVISION", a-subdivision in the county of Saint Lucie,
state of Florida, which plat is now recorded in P1at Book 17, .
page 3, of the Public Records of Saint Lucie Co~nty, Florida, .
hereby makes the follawing declaration as to the restrictions,
reservations, easements, and covenants covering all thE lots
or tracts nov and hereafter constituting this subdivision.
1. LAND USE
Each lot or tract shall be used fo r residentia 1 pur-
poses and each lot or tract shall only be eligibZe for
the construction of one single family residence.
2. SIZE OF RESIDENCE
Each residence constructed shall contain not Zess-
• than 1,500 square feet of living a under roof. This
computation shall exclude carpo an garage whether
roofed or not, as well as, any unroo patio, pool, or
other area.
3. NUISANCES
No noxious or offensive activities shall be carried ~
on on any lot or tract, or shall anything be done thereon
which may become an annoyance or nuisance to the neigh-
borhood. All awners of lots or tracts shall maintain
their property in such manner so as to not create health
or fire hazards or to leave any lots or tracts in an un- -
sightly condition. PONY PINES SUBDIVISION reserves the
right to enter upon any iot or trac~ to mow, burn, or
clear any weeds or debris and reserves the right to assess
the awner for the cost thereof.
4, TEMPORARY STRUCTURES

No structures of a temporary character shaZl be per-
mitted on any lot or tract, either temporarily or - ~
pezmanently, without the specific written consent of the `
PONY PINES PROPERTY OWNERS' ASSOCIATION, INC.
5. SIGNS
No sign of any kind shall be displayed to the public
view on any lot or tract except one sign of not more than
' five (5) square feet advertising the property for sale or
rent, or signs used by PONY PZNES SUBDIVISION and designa-
ted agents to advertise property during the development
and sales period.
