And shall duly, pr^amptly, and fully perform, discharge, execute, effect, camplete, and oomply with and abide
by each and every the stipulations, agreements, conditions, and covenants of said promissory note and of this
mo*tgage, then this mortgage and the estate hereby creat~d shall cease and be null and void.

1. That he v~ilt pay the indebtedness~ as hereinbefore provided. Privilege is reserved to prepay at any time,
w'sthout premium or fee, the entire indebtedness or any part thereof not leas than the amount of one installment, or

(a} A sum equal to the ground rents, if any, next due, plus the premiums that will next become due and payable
on policies of fire and other hazard insurance covering the mortgaged property, plus taxes and assessments
ne?~t due on the mortgaged property (all ss estimated by the Mortgagee and of which the Mortgagor is
notified) less all suons already pa?d therefor divided by the number of months to elapse before one month
prior to the date when such ground rents, premiums~ taxes, and sasessments will become delinquent,
such suma to be held by Mortgageeintrusttopaysaidgroundrents,premiums,taaes,andapecialsssessments.
(b) The aggregate of the amounts payable pursuant to subparagraph (aj and thoee payable on the note seecured ,
hereby, ahall be paid in a single payment each month, to be applied to the following itema in the order
stated:
(I) ground renis, taues, assessments, fire, and other hazard insurance premiuma;
(II) intereat on the note secured hereby; and
(III) amortiaation of the principai of said note.
An~ d~ficiency in the amount of such ag~regete monthip pavment ahall, unless made good by the Mort-
ga~;or prior to the due date of the next such pa~•ment, const~tute an event of default under this mortgage.
At ~lortga~;ee's option, Mortgagor will pay a"late charge" not exceeding four per centum (4%) of any instail-
ment ~•hen paid more than fi(teen !15) days after the due date thereof to cover the extra eapense involved in
handling delinquent ~ay-ments, but such "late ct?arge" shall not be payable out of the proceeds ot any sale
made to satisf~• the mdebtedness secured hereb~~, unless such proceeds are sufi'icient to discharge the entire
indebtedness and all proper costs and expenses secured thereby.
